We have batted "location, location, location" about several times.
This guy sort of had the tune, but not the words.

In five years from this day, we predict that real estate in some
streets will have fallen 25 to 50 per cent -- while in other streets
and squares it will have risen over its present rates full 100 per
cent.  New York is only acquiring a fixed and permanent character.
Those who judge wisely now -- and see the clearest into the future, may
make immense fortunes -- those who sleep, and eat, and dose, and snore,
may lose the little property they have got.  Locality, site, place, is
every thing in these days.
